Shower Leaking Through the Ceiling
If water is dripping through the ceiling below your shower, stop using the shower and keep water away from any light fitting. The cause is usually a failed seal, cracked grout, a loose waste or a damaged tray. We find it, fix the shower and then repair the ceiling, all as one job.
What to do right now
A few simple steps limit the damage while you arrange a repair:
- Stop using the shower until the cause is known
- If water is near a ceiling light or switch, turn off that lighting circuit at the consumer unit and leave it off
- Put a bowl or towels under the drip and move anything valuable out of the way
- Take photos of the ceiling stain and the shower area for your records or an insurer
- Note whether it drips only while the shower runs, or also when it has not been used
Reading the clues
That last point is the most useful clue. A leak that appears only during or after a shower usually comes from water escaping the enclosure. A leak that continues when nobody has showered suggests a pipe or valve under constant pressure, which needs a plumber sooner. If a pipe is clearly leaking and you cannot stop it, turn off the water at the stopcock.
What usually causes it
We trace the source by looking closely at the enclosure and running the shower in stages: spraying the walls, then the tray, then the screen and so on, while someone watches below. We do not use specialist leak-detection equipment; careful inspection and testing finds the common causes:
- Silicone seals that have split or lifted where the tray meets the walls
- Cracked or missing grout letting water behind the tiles
- A waste fitting that has worked loose or a trap seal that has failed
- A cracked or flexing shower tray, often on a timber floor
- A screen or door that lets spray out onto the floor
- A leaking valve, mixer connection or pipe hidden behind the tiles
Fixing the shower properly
Sometimes a fresh bead of silicone really is all it needs. We will say so if that is the case. But resealing over a deeper problem only hides it for a while, so we check whether water has already soaked the board or plaster behind the tiles before recommending it.
Where tiles are loose or the wall behind is soft, the fix is stripping the affected area, replacing the board and waterproofing it before re-tiling. A cracked tray needs replacing on a properly supported base. If the enclosure is old and failing in several places, rebuilding it as a tanked walk-in shower or a wet room can be the better use of the money. Hidden pipework and valve faults are handled by our plumbing team. For a deeper look at the shower side alone, read leaking shower causes and fixes.
Repairing the ceiling below
Once the leak has stopped, the ceiling has to dry before it is repaired. Plasterboard that has stayed wet often softens and sags and is better cut out and replaced. A small stain on a ceiling that is still firm may only need sealing and repainting. Either way, the area is made good, skimmed where needed and decorated so it matches the rest of the room. Our ceiling and leak damage repairs page explains that side in more detail.
One contractor for landlords and agents
In a rented property this kind of job often goes wrong between trades: a plumber reseals the shower, someone else is booked for the ceiling and nobody checks the two are connected. We deal with both halves, keep you updated, and arrange access with tenants. If you look after several properties, our maintenance plans for landlords put this sort of repair under one arrangement.

Frequently asked questions
Why does it only drip when the shower is on?
That pattern points to water getting out of the enclosure while it is in use, for example through a split seal, cracked grout, a gap at the screen or a loose waste. A supply pipe leak would usually drip whether the shower is used or not.
Is resealing the shower enough?
It can be, if the old seal is the only fault and the wall and floor behind it are still dry and firm. If tiles are loose or the board behind them is soft, resealing will not stop the problem for long.
Who repairs the ceiling, you or a separate trade?
We do. The same team that fixes the shower dries, repairs, plasters and decorates the ceiling below, so you are not coordinating separate contractors.
Can you work in a tenanted flat?
Yes. We arrange access with the tenant or agent, protect the rooms we work in, keep the shower out of use only as long as needed and report back to the landlord.
Will my ceiling need replacing?
Not always. A firm ceiling with a small stain can often be sealed and repainted. Board that has gone soft, sagged or crumbled is cut out and replaced with new plasterboard, then skimmed and decorated.
