The repairs that cost landlords the most
It is rarely the boiler. The expensive failures are the slow ones: a shower seal that has been leaking into a floor for a year, a gutter overflowing down a wall, an extractor that has never worked so the bathroom ceiling grows mould every winter. By the time a tenant reports them, the repair is three times what it needed to be.
When we attend a reported fault we look at the cause as well as the symptom, and tell you if something nearby is heading the same way. You can then decide whether to fix it now or budget for it.
Between tenancies is when to act
An empty property is the cheapest property to work in. No access arrangements, no working round a family, no compromise on drying times. We use void periods for the jobs that are awkward with a tenant in place: bathroom replacement, full redecoration, flooring, anything noisy.
We will give you a fixed price for the whole void list and a completion date, because every extra week empty is rent you are not collecting.

After every visit you get a short written outcome and dated photographs. Not a portal to log into, not a monthly report you have to read, just enough evidence to satisfy a tenant, a deposit dispute or your own records.

Do I need a contract to use you as a landlord?
No. Plenty of landlords call us job by job. A contract only makes sense once you have enough properties for planned work to save you money.
Will you contact my tenant directly?
Yes, if you want us to. We arrange access, confirm the appointment and report the outcome back to you.
Can you help with deposit disputes?
We can supply dated photographs and a written description of the condition and the repair, which is usually the evidence an adjudicator wants.
What if the tenant caused the damage?
We will tell you what we found and what most likely caused it. We will not guess at blame, but the photographs usually speak clearly enough.
Do you cover single properties or only portfolios?
Both. A single rented flat is just as welcome as a portfolio of twenty.
