Plasterers in Basildon
Basildon's plotland-era homes and its 1950s and 1960s new-town development make building history useful background for plasterers in Basildon, but not a substitute for checking the actual wall. The area also has heavy clay ground, which does not diagnose the cause of a crack. DK Construction Ltd skims, reboards, patches and makes good after resolved leaks or alterations, with a free quote and a 1-year workmanship warranty.
Plastering jobs we take on
Work in Basildon ranges from a single wall to a whole house between tenancies. Typical jobs include:
- Skimming over sound but marked or uneven walls
- Re-skimming a room after wallpaper has been stripped
- Plasterboarding and dry lining new or damaged walls
- Boarding and skimming new stud partitions
- Reboarding cracked or sagging ceilings
- Patching holes left by removed fittings, sockets or radiators
- Making good once the cause of a leak has been fixed
Different growth phases, different repair evidence
Farms were sold for plotland development in the 1920s and 1930s. The 1949 new-town designation covered Pitsea, Laindon and Vange, with a 1951 masterplan of small neighbourhoods. Homes built from the 1950s and 1960s onwards may have walls changed by later kitchen, bathroom or other alterations. No one construction date establishes whether the present background is masonry, boarding or several layers of repair.
Record loose areas, repair edges and known alterations room by room. A sound surface with fixing holes is a different brief from a ceiling that sags or plaster that detaches. The desired smooth appearance should follow assessment of the backing, not decide it. Avoid disturbing uncertain old textured coatings simply to expose material for a photograph.
Clay ground is context, not a crack diagnosis
Heavy clay was part of the area's poor-quality farmland before development. That geological context does not prove that a particular internal crack is caused by ground movement. Describe whether a crack returns, where it crosses materials and any known water or alteration history. Active movement, instability or unresolved moisture should not be concealed beneath a finishing coat; appropriate assessment comes before selecting the surface repair.
A skim suits sound, attached backing where a thin finish is appropriate. Reboarding and more extensive replastering address different conditions. We explain the proposed method and its limits at the actual property. Across Basildon borough, the 2021 housing shares were 21.8% detached, 26.5% semi-detached, 32.6% terraced and 18.6% flats; these include Billericay and Wickford and cannot specify the substrate in one room.
Ceilings and textured finishes
Ceilings are a common plastering job. Cracked or dropping ceilings are covered on our ceiling repair page. If yours has an artex or stippled finish and you want it smooth, see skimming over artex ceilings; a sample should be tested for asbestos before the texture is disturbed, and removal of a positive coating is a separate specialist job.
Void and rental turnarounds
Between tenants there is often a short window to get walls back to a lettable standard. We can patch, skim and prepare rooms ready for decoration as part of a wider turnaround, so the plastering is not holding up the painters. Our void property refurbishment service explains how that fits with other trades. Throughout, we protect floors and fittings, keep you updated and leave the property clean at the end of each day.
Our Basildon area page shows the other services available locally, and the main plastering service page covers every type of plastering work we do.

Frequently asked questions
Does Basildon’s clay ground mean a wall crack is subsidence?
No. Heavy clay is local geological context, not a diagnosis. Describe the crack’s history and seek appropriate assessment where movement or instability is suspected before agreeing a cosmetic repair.
Do all new-town ceilings have the same plasterboard construction?
No. The 1949 designation and later building eras do not establish an individual ceiling’s current material. Later alterations and repairs need to be considered at the property.
Can a plotland-era wall be specified from its age alone?
No. Plotland development dates to the 1920s and 1930s, but later work may have changed the backing. Record visible condition and known alterations rather than assuming a particular plaster system.
What must happen before an old textured ceiling is disturbed?
Arrange appropriate asbestos assessment and testing by an accredited surveyor or laboratory before disturbance. A positive coating requires separate specialist arrangements; skimming is not an asbestos-removal service.
