A void is the one time a rental property is completely free to work on, and also the time it earns nothing. The goal is simple: find everything that needs doing in one visit, do it in a sensible order, and hand back keys to a property that is ready to photograph and let.

Where landlords lose time is in the gaps. A decorator cannot start until the plasterer has finished, the plasterer is waiting on a plumber, and nobody has booked the carpet fitter. Because we cover decorating, plastering, plumbing, tiling and handyman work ourselves, those gaps close.

What a void scope usually covers

No two voids are the same. A tidy two year tenancy might need little more than a clean paint finish, while a long tenancy can leave a list that runs to several pages. We walk the property, photograph each item and give you a written, itemised quote so you can decide what is essential and what can wait.

  • Filling, sanding and redecorating walls, ceilings and woodwork
  • Patch plastering where fixings, shelves or damage have been removed
  • Resealing baths and showers, replacing tired silicone and grout
  • Repairing dripping taps, running cisterns and slow wastes
  • Adjusting doors, replacing handles, catches and broken fittings
  • Clearing the property of anything left behind

The order we work in

Dirty and wet trades go first, finishes go last. Plumbing repairs and any plastering happen at the start, so they have time to dry. Decorating follows, then sealant and fittings, then a final walk round against the original list. That sequence stops a fresh wall being scuffed by a later trade, which is the most common reason void works run over.

Built for landlords who are not on site

Many of the landlords and agents we work with manage from a distance. We send photographs of what we found, confirm anything outside the agreed list before doing it, and send completion photos at the end. Keys can be collected from and returned to the agent.

Fixing what caused the wear

A void is the right moment to deal with recurring problems rather than cover them up. Mould returning to the same bathroom corner, a shower that keeps leaking into the kitchen ceiling, or a door that never closed properly are cheaper to fix now than to answer as tenant complaints later. We will flag these clearly on the quote so you can choose.

What we will and will not promise

We give a realistic timescale on the quote, and quotes are free. Every job is covered by our 1-year workmanship warranty. We do not promise a fixed number of days before seeing the property, because the honest answer depends on what is there.

Frequently asked questions

Can you quote from photos or do you need to visit?

For small voids photos can be enough. For anything larger we visit, because hidden issues such as damp or failed seals only show in person.

Can you work with our letting agent?

Yes. We regularly collect keys from agents and report back to both the agent and the landlord.

Do you handle end of tenancy damage for deposit claims?

We can itemise and photograph the repairs so the landlord or agent has a clear record to refer to.
