Communal Area Maintenance for Blocks and Managed Buildings
Ongoing care of the shared parts of a building, from knocked corners and sticking doors to full hallway redecoration, planned around the people who live there.
The shared parts decide how a building feels
Residents judge a block by the entrance, the stairs and the landing outside their door. A stained ceiling, a scuffed stairwell or a fire door that will not close tells them the building is not being looked after, and the complaints land with the managing agent. Communal maintenance is about catching those things early and dealing with them properly.
What we look after
We keep the scope practical and within the trades we do ourselves, so there is no subcontracting chain between the managing agent and the person holding the tools.
- Hallway, landing and stairwell decoration
- Plaster repairs to knocked corners, cracks and old fixing holes
- Door adjustments, closers, hinges, handles and ironmongery
- Leaks affecting shared ceilings and the repairs that follow
- Bin store, cupboard and small fixture repairs
- Reporting on anything outside our trades that needs a specialist
Planned visits and reactive repairs together
The most cost effective approach for most blocks combines both. A planned visit on an agreed cycle walks the communal areas, clears a snagging list and spots problems before they grow. Reactive repairs cover the things that cannot wait, and our 24/7 call outs handle leaks and make safe work when something goes wrong out of hours.
Because the same team does both, the person answering an urgent call already knows the building, where the stopcock is and how access works.
Working in a building people live in
Communal work happens around residents, not instead of them. We agree notice with the managing agent before starting, work in sections so stairs and escape routes stay usable, and never leave tools or materials in shared areas overnight. Wet paint is signed, and the area is left clean at the end of every day.
Reporting managing agents can use
After each visit we send a short written report with photographs: what was found, what was done, and anything that needs a decision. That record helps when answering leaseholder queries and when planning longer term works. Where a larger item such as a full redecoration is coming up, we can provide a written specification and quote to support your consultation process.
Why one contractor across the building helps
Seasonal patterns matter in shared buildings too. Autumn and winter bring more leaks from roofs, gutters and overflowing tanks into top floor landings, while summer is often the easiest time to decorate stairwells because doors can stay open and paint dries faster. We plan visits around those patterns with the managing agent so the budget goes where it is most useful rather than being spent in a rush after complaints.
A single contractor who knows the block builds up a picture over time: which door always drops, which ceiling marks after heavy rain, which corner gets hit by removal vans. That history is what turns maintenance from firefighting into planning. Quotes are free and our workmanship carries our 1-year warranty.
