Bathroom Extractor Fan Installation

Fitting new bathroom extractor fans and replacing tired or noisy units, with proper ducting to outside, correct wiring and making good included, across Essex, Kent and East London.

What the job covers

A proper fan installation is more than the unit on the ceiling. The job includes choosing a fan powerful enough for the room, creating or reusing a duct route to outside, wiring the supply and controls, and making good the ceiling or wall afterwards so the room looks finished.

We quote the whole job in writing, so the duct, the wiring and the making good are all visible in the price rather than appearing as extras on the day. For a room being refitted, fan installation is planned as part of the wider bathroom fitting work.

Replacing an existing fan

Many bathrooms have a fan that is too small for the room, caked in dust, or simply worn out and noisy. A replacement reuses the existing duct and wiring where they are sound, which keeps the job straightforward. Where the old duct is damaged or vents into the loft rather than outside, we say so and quote to put it right.

Upgrading to a quieter unit, a timer fan or a humidistat model is easy at replacement time and often solves a condensation problem the old fan was never equal to. Our bathroom mould guide explains why extraction is usually the first thing to fix.

New installations

Where a bathroom has never had a fan, we agree the position and the duct route at the quote visit. The shortest sensible route to outside is best for airflow and for cost: usually straight through an external wall, or through the loft to a soffit or roof vent where the wall is not an option.

Ducting through a cold loft is insulated so condensation cannot form inside the pipe and drip back through the fan. Small details like this decide whether the fan keeps working quietly for years or becomes the next problem.

Wiring and Part P

Electrical work in a bathroom is regulated. Most fan installations are notifiable under Part P of the Building Regulations, so the wiring must be carried out or signed off by a qualified electrician. We make this clear at the quote stage so there are no surprises about how the electrical side is handled.

Where a new circuit or fused spur is needed, it is listed as a stage in the written quote rather than assumed into a headline figure.

How the work runs in your home

The work is dusty where a new hole is cut, so we sheet and protect the room, keep the mess contained and tidy up at the end of the visit. Quotes are free and in writing, and the finished work carries our 1-year workmanship warranty.

Our guide to extractor fan installation cost explains the factors that move the price. To book a visit, call 01268 206409 or send photographs of the bathroom through the quote form.

Choosing the right fan for the room

Fan power is matched to the room: a small cloakroom needs far less extraction than a family bathroom with a shower used twice a morning. An undersized fan runs constantly and still leaves condensation, while a correctly sized one clears the room quickly and switches off.

We also consider where the moist air is coming from. A fan positioned near the shower clears steam at source, which is more effective than a powerful fan fitted at the far end of the room.

Frequently asked questions

Can you replace my noisy bathroom fan with a quieter one?

Yes. Quiet-running units are a common upgrade and, where the existing duct and wiring are sound, the swap is a straightforward job.

Does the fan need to vent outside?

Yes. A fan that vents into the loft moves the moisture problem to the roof space. Every fan we fit ducts to outside the building.

Can you fit a fan in a bathroom that has never had one?

Yes. We agree the position and duct route at the quote visit, and the quote covers the hole, the ducting, the wiring and the making good.

Is the electrical work certified?

Bathroom fan wiring is usually notifiable under Part P, so it is carried out or signed off by a qualified electrician as part of the job.
