Maintenance plan

Refurbishment Contractor for Property Investors

An investor is buying a number, not a house. What matters is what the work will cost, how long the property sits empty, and whether the spend comes back in rent or value. We price and programme with that in mind.

Costing a property before you buy it

We can walk a property you are considering and give you an indicative refurbishment figure before exchange. Not a formal survey, but a builder's honest view of what the works list looks like and roughly what it costs, which is often the difference between a good buy and a painful one.

If we think the number is worse than you expect, we say so at the viewing rather than after you own it.

Spend that returns and spend that does not

In a rental, a decent bathroom, sound decoration and reliable heating return money. Bespoke joinery and premium fittings generally do not. In a property you intend to sell, the balance shifts, kitchens and kerb appeal start earning their keep.

We will tell you which category your proposed spend falls into. It occasionally costs us work, and it is why investors come back.

Speed is part of the price

Every week a refurbishment runs over is finance cost and lost rent. We programme investor work tightly, sequence trades to overlap where it is safe, and give you a completion date we intend to hold to.

Frequently asked questions

Will you look at a property before I buy it?

Yes. We can attend a viewing or a second visit and give you an indicative works list and cost. It is not a structural survey and we will be clear about that.

How fast can a full refurbishment be done?

A standard two-bedroom refurbishment without structural change is typically three to four weeks, depending on how much replastering is involved.

Do you work on properties bought at auction?

Regularly. Auction purchases usually need a fast start, so tell us the completion date as early as you can.

Can you maintain the property after the refurbishment?

Yes, and most investors do exactly that, moving straight onto a planned and reactive arrangement once the property is let.
