Leak in the Ceiling? What to Do Right Now

Step one: make the room safe

Water and electricity are the real hazard with a ceiling leak. Ceiling lights sit exactly where water collects, and a wet ceiling can also give way without much warning.

• Keep children and pets out of the room
• Do not switch on a light that has water in or around it
• Turn off the relevant circuit at the fuse board, or the whole supply if unsure
• Stay out from under a ceiling that is visibly bowing

Step two: slow the water down

Most household leaks come from pipework, a tank, a bathroom above or rainwater getting in from outside. If the leak is plumbing, closing the stop tap usually slows it within minutes. Our burst pipe guide explains how to isolate the supply and drain the system down.

Put buckets and towels below, lift rugs, and move furniture and electrical items clear. If water is pooling in a bulge, the burst pipe guide also covers when it is safe to release it in a controlled way.

Step three: work out where it is coming from

The stain is rarely directly below the fault, because water runs along joists and pipes first. A few simple observations narrow it down quickly and help whoever attends.

• Below a bathroom and worse after showers: likely the shower seal, grout or waste
• Constant drip even with nothing running: likely supply pipework or a heating pipe
• Only during or after rain: likely the roof, flashing, gutters or a window above
• Top floor ceiling near the loft: check the cold water tank and overflow
• Flat with a neighbour above: tell them straight away, as the source may be in their home

Is it an emergency?

Treat it as urgent if water is running rather than spotting, if it is near electrics, if the ceiling is sagging, or if you cannot stop the supply. A small, stable stain that has stopped growing is usually not an emergency. It still needs the source finding, because slow leaks quietly soak insulation, timber and plaster.

Before you tidy up

Photograph the ceiling, the floor and anything damaged before moving it. Note the date and time and anything you noticed, such as whether it followed a shower or heavy rain. That record helps with insurance and helps us find the fault faster.

What happens next

Once the leak is fixed, the ceiling needs time to dry before it is repaired. Painting over a wet stain almost always fails.
