Maintenance plan

Maintenance Contractor for Letting and Estate Agents

An agent does not judge a contractor on workmanship first. They judge on whether the job gets closed without three phone calls, a complaint from the tenant and an awkward conversation with the landlord.

What agents get from working with us

  • One contact for every trade on a managed property
  • Tenant access arranged and confirmed by us
  • Photographed fault and repair records with every job
  • Costs beneath your approval limit completed first visit
  • Same-day priced options for anything needing landlord sign-off
  • Emergency cover outside office hours

The chasing is the real cost

Property managers lose more time chasing contractors than they do arranging the work. Somebody did not turn up, nobody photographed the fault, the landlord will not approve a cost that was never explained, and the tenant has emailed twice.

We close that loop. Access booked with the tenant, attendance confirmed, photographs of the fault and the repair, a short written outcome and a clear cost. You forward it and move on.

Approvals without the back and forth

Agents usually hold a spending limit before landlord approval is needed. Tell us yours and we will complete anything beneath it on the first visit, and for anything above it send a priced option the same day so you can put a real figure in front of the landlord instead of a vague one.

One contractor, the whole list

Because we cover eight trades, a mixed list on a managed property, a leak, a cracked ceiling, a sticking door and a tired bathroom, is one visit and one invoice rather than four contractors and four sets of chasing.

Frequently asked questions

Can you work to our approval limits?

Yes. Give us your threshold and we will complete work under it without waiting, and price anything above it for the landlord the same day.

How do you handle tenant complaints?

We turn up when we say, keep the tenant informed and leave the property clean. If a tenant is unhappy with our work we come back and put it right.

Do you invoice per property or monthly?

Either. Most agents prefer a consolidated monthly invoice with jobs itemised by property address.

Are you insured for work on managed properties?

Yes, and we will send our insurance details to your office before the first job so your compliance file is complete.

Can you cover a sudden gap if our usual contractor lets us down?

We do that fairly often. Call us and we will be straight about what we can reach and when.
