Artex Ceiling Removal: Test First, Then Skim or Replace
Do not scrape an artex ceiling until you know what is in it. Textured coatings applied before the year 2000 can contain asbestos, so the first step is a sample test. Once you have the result, most ceilings can be made smooth either by skimming over the texture or by reboarding, without ever scraping it off.
Why testing comes first
Artex is a brand name that became shorthand for any textured ceiling coating. Older coatings sometimes contained a small amount of asbestos. Left alone and in good condition they are generally considered low risk, but sanding, scraping or drilling can release fibres.
A sample can be taken and sent to an accredited laboratory. If it contains asbestos, removal must be handled by a suitably qualified specialist and is a separate job from plastering. If it is clear, normal plastering methods can go ahead.
Option one: skim over the texture
In many cases the simplest route is to leave the coating where it is and skim over it. Sharp peaks are knocked back carefully where it is safe to do so, the surface is sealed with a bonding primer, and then one or two coats of finishing plaster are applied to bury the pattern completely.
This avoids disturbing what is underneath and keeps mess to a minimum. It works best where the ceiling is firmly attached and not cracked or sagging.
Option two: overboard or replace the ceiling
If the ceiling is cracked, bowed or has been damaged by water, skimming over it will not last. New plasterboard can be screwed through to the joists over the old surface, then taped and skimmed. Where the old ceiling has to come down entirely, the method depends on the test result.
Overboarding lowers the ceiling very slightly and means light fittings and coving are taken off and refitted.
Why we do not recommend steaming or scraping
Steaming and scraping are slow, messy and still disturb the coating. Even when a test comes back clear, the result is often a pitted surface that needs skimming anyway. Skimming over or overboarding usually gets a better finish in less time.
Textured walls
The same rules apply to textured wall finishes. Test before disturbing older coatings, then skim or line the wall. Walls are quicker than ceilings, and the finished surface is ready for a mist coat and decoration once dry.

Planning around the rest of the house
Ceiling work affects the room below and sometimes the loft above. Light fittings and smoke alarms are disconnected for the duration, so plan around evenings in that room. Lofts may need clearing if boards are to be screwed through to joists from below. Where a whole floor of ceilings is being done, working room by room keeps the rest of the house usable and limits how much furniture has to be moved at once.

Does all artex contain asbestos?
No. Only some older textured coatings do, which is why a sample test is the sensible first step for anything applied before 2000.
Can you plaster over artex?
Yes, if the ceiling is sound and firmly attached. It is sealed with a bonding primer and skimmed to bury the texture.
Is overboarding better than skimming?
Overboarding is better where the ceiling is cracked, bowed or water damaged. Skimming is fine where the ceiling is in good condition.
Will the room be very dusty?
Skimming over and overboarding create far less dust than scraping, and we protect floors and furniture throughout.
Can you decorate the ceiling afterwards?
Yes. Once the plaster is dry we mist coat and paint, so one team handles the whole job.
